I build the machine that turns ad spend into closed revenue. Then I hand you the keys.

Most businesses can tell you, to the shilling, what they spent last quarter. Almost none can tell you what it brought back. I rebuild that chain end to end — demand, qualification, handover, measurement — then train your team to run it.

Start here

First, find yourself.

Three kinds of people hire me, and they arrive with three different problems. Read the one that sounds like your week — it tells you what I would actually do for you.

01 / 03

You own the business

SME owners · founders · solo operators

If this is your week

You're running ads, posting content and chasing leads, and none of it is joined up. You cannot say what a customer costs you or where the next sale comes from.

What I do for you

In one full day I rebuild how your business acquires and converts customers — the ads, the funnel they sit in, and the pipeline that turns your revenue goal into what your team does each day. You leave with a live campaign running and a plan your people can pick up on Monday.

02 / 03

You run a team

Corporate teams · agencies · companies with a marketing function

If this is your week

You have people, budget and a number to hit. Campaign data lives in Ads Manager, enquiries live in an inbox, revenue lives somewhere else — and nobody can draw a line between them.

What I do for you

Over six to eight weeks I build your commercial engine with your team, on your live accounts: campaigns, WhatsApp qualification, sales handover and attribution reporting. Then I hand over the SOPs so your people run it without me.

6–8 weeks · from KES 250,000

03 / 03

You build and sell homes

Residential property developers

If this is your week

Units to sell, a sales team already hired, and a pipeline that depends on luck. Hundreds of enquiries, most of them unqualified, and no line running from ad spend to a closed unit.

What I do for you

A four-month build: I put the buyer-acquisition machine in, run it, train and certify your sales team on it, then transfer ownership and leave. The target is 20–30 qualified site visits a month, and a system your team keeps.

There are exactly three ways to work with me. Let’s find yours.

Three questions, sixty seconds. I’ll point you at the right one with a WhatsApp message already written for you — and if none of the three fits your situation today, it will say that instead of pretending otherwise.

What actually changes

Whichever one you are, the same five things get fixed.

The programme changes. The chain does not. This is the sequence every engagement follows, and the reason the work survives after I leave.

01

Demand

Meta and TikTok campaigns built against verified buyer data and optimised for conversations, not impressions. Creative refreshed on a fixed cycle so performance doesn't decay quietly.

02

Qualification

Automated WhatsApp workflows that establish budget, timeline and intent before a human spends a minute. Every enquiry arrives tagged Hot, Warm or Not Ready.

03

Handover

Qualified leads routed to the right person with full context. Meetings and site visits booked straight to calendar. Nothing dies in an inbox.

04

Measurement

A live view running from spend to closed revenue. Not a monthly deck — a number your finance team recognises.

05

Transfer

SOPs, training and certification for the people who stay. The system belongs to your business, not to my agency.

Nairobi · Arbor House, Arboretum Drive

Say it out loud

The objections I hear every week.

Click one for the honest answer. If yours isn’t here, send it to me on WhatsApp — I’d rather deal with it now than on a call.

The base rate is KES 250,000 a month against unsold units — and if the average unit is KES 7M, that pays for itself on well under one sale. The rest is a 1% success fee you only pay on units the system actually sells, plus your own ad budget paid straight to the platforms.

Most developers do. The difference is that at the end of four months the system is yours — the campaigns, the qualification workflows, the dashboard, the SOPs, and a trained sales team. It's built to end the dependency, not extend it.

Good — they're who gets trained and certified. The programme is designed to hand over to an internal team, not replace one.

There's already a success fee in the model — 1% on every unit the system sells, so I do carry part of the risk with you. What I won't do is work on commission alone. The base rate funds the build: the campaigns, the automation, the dashboard, the training.

No one honest guarantees closes — that depends on your product, price and sales team. What I commit to is qualified site visits and full visibility from spend through to revenue. On the last developer project: 20.6% lead-to-site-visit, 10.4% site-visit-to-close.

That's usually not an ads problem — it's a system problem. Leads come in, nobody qualifies them, follow-up depends on whoever remembers, and no one can trace revenue back to the campaign. That whole chain is what gets rebuilt.

The next step is a WhatsApp message.

Tell me what you sell, who sells it, and what’s not working. I’ll tell you which of the three fits — or tell you straight that none of them do today. That answer costs you nothing.

We build your in-house lead machine. Then we hand you the keys and leave.

A four-month programme that builds a residential developer’s buyer-acquisition system, runs it, trains the sales team on it, and transfers full ownership on exit. Target outcome: 20–30 qualified site visits per month.

Vanessa Wanjiku · Revenue Architect

The problem, in your words

You have inventory. You have a sales team. Your pipeline still depends on luck.

“We’re getting leads, but they’re garbage.”

“How much?” “Location?” “Send brochure.” People who vanish, people who can’t afford the unit, people outside the target area. Your team burns hours chasing enquiries that were never qualified.

“We don’t know what happens between the ad and the sale.”

You can see spend and you can see leads. You cannot see spend → qualified → site visit → offer → sale → revenue.

“Our sales team is drowning in leads.”

Three hundred enquiries and agents manually working out who can afford it, which unit they want, and whether they’re ready. That isn’t selling — it’s sorting data.

“We’re dependent on an agency.”

Pay the agency → they run ads → they send reports → pay again next month. Stop paying, and the capability walks out with them.

The one that closes: “I want a predictable system that continuously puts qualified buyers and tenants in front of my sales team — and I want my team to eventually own and operate that system themselves.”

How it runs

Three stages, one chain.

Stage 01

Demand generation

Targeted Meta and TikTok campaigns optimised for WhatsApp conversations, built on verified buyer and tenant data — income, location, behaviour. Creative refreshed every 14–21 days so performance doesn’t decay quietly.

Stage 02

Lead qualification

Automated WhatsApp workflows asking budget, timeline, unit type and intent. Every lead is auto-tagged Hot, Warm or Not Ready before a salesperson spends a minute on it.

Stage 03

Sales handover

Pre-qualified, segmented leads routed to your agents with full context. Site visits booked directly to calendar. A live pipeline dashboard tracks the full journey, from first contact to closed unit.

What’s included

  • Full campaign management, creative refreshed every 14–21 days
  • WhatsApp automation system
  • Live CRM dashboard
  • Internal SOPs and training manuals
  • Sales team training and certification
  • 30 days of post-exit support

What you keep on exit

Everything. The campaigns, the qualification workflows, the dashboard, the documentation, and a sales team that has been trained and certified on all of it. The promise isn’t “stay with us forever” — it’s “we’ll make ourselves unnecessary.”

I don’t replace your sales team and I don’t replace your marketing person. They’re exactly who gets trained.

Investment

Three separate line items. Never one blended number.

Blending these misrepresents the commercial model, so I quote them apart — always.

Line 1 · Base rateKES 250,000 / month

My fee for building and running the system. Four-month commitment.

Line 2 · Success fee1% per unit sold

On units the system produced, billed at month end. On a KES 7M unit that’s KES 70,000. I earn more when you sell more.

Line 3 · Advertising budgetSet by you

Paid directly to Meta and TikTok. It never passes through me. Sized to your project on the call.

Why the success fee is there. I carry part of the risk. I earn more when units actually sell, which means my incentive and yours are the same one: closed sales, not lead volume. And no, I won’t work on commission only — without the base rate there’s no system to earn a commission on.

Fit

Is this built for you?

This is my highest-value programme and qualification is strict. All six need to be true.

  • You’re a residential property developer
  • At least 5 people on the sales team
  • Average unit price KES 7,000,000 or above
  • Nairobi or the Nairobi metropolitan area
  • Shell structure complete — not off-plan
  • Able to fund the base rate, an ad budget paid to the platforms, and a 1% success fee on units sold

Not today

Where this isn’t the right build

  • Purely off-plan, with no shell structure up
  • Land-only or plot-selling businesses
  • Commercial, industrial or retail property
  • Average unit price materially below KES 7M
  • A sales team of fewer than five
  • Outside Nairobi and the metro area
  • No ad budget and no intention of building one
  • Looking for commission-only or pay-per-lead

If that’s you right now, it isn’t a “no” — it’s a timing answer. The programme works best once the shell is up, because that’s the stage at which site visits convert. Message me anyway and I’ll tell you what makes sense today.

Questions I get asked

Before you message me.

That sounds expensive.

The base rate is KES 250,000 a month against unsold units — and if the average unit is KES 7M, that pays for itself on well under one sale. The rest is a 1% success fee you only pay on units the system actually sells, plus your own ad budget paid straight to the platforms. I’ll run the numbers against your specific project on the call.

We already have an agency.

Most developers do. The difference here is that at the end of four months the system is yours — the campaigns, the qualification workflows, the dashboard, the SOPs, and a trained sales team. It’s built to end the dependency, not extend it.

Can we do one month first?

It’s a four-month build for a reason: month one is architecture, and results become measurable at 45–60 days. A single month would show you cost without showing you the system.

Can you guarantee sales?

No one honest guarantees closes — that depends on your product, your price and your sales team. What the programme commits to is qualified site visits and full visibility from spend through to revenue. On the last developer project the numbers were 20.6% lead-to-site-visit and 10.4% site-visit-to-close.

Why do we need an ad budget? Can’t you do organic?

My position on this is firm: organic is slow and unpredictable, and you cannot hit a revenue target on unpredictable. The ad budget goes directly to Meta and TikTok, not to me.

We tried Meta ads and it didn’t work.

That’s usually not an ads problem — it’s a system problem. Leads come in, nobody qualifies them, follow-up depends on whoever remembers, and no one can trace revenue back to the campaign. That whole chain is what gets rebuilt.

Do you replace our sales team?

No. I train and certify them, then feed them qualified leads with full context.

Can this be done remotely?

The campaign work is remote. The sales team training is in person — that’s deliberate, because the transfer is the point.

What happens at the end of the four months?

I exit. The campaigns, workflows, dashboard, SOPs and trained team remain with you, plus 30 days of post-exit support.

Tell me about the development.

Where it is, what stage the build is at, average unit price, and how many people are selling it. Four answers and I can tell you whether this fits.

Who it’s for

Organisations that need a growth partner, not a vendor.

Scope the engagement

The build

What the engagement actually covers.

01

Live campaign performance analysis

Working directly in your Meta and TikTok Ads Manager: locating CPL, reach and conversation volume, then connecting that live data to lead volume, lead quality and downstream conversions. The team learns to read their own numbers unaided.

02

Channel-to-offer matching

Establishing from data which platform suits which product, programme or segment — and why. Different channels reliably attract different buyer profiles; the team learns to see that pattern and allocate budget accordingly instead of guessing.

03

Lead qualification automation build

Building the WhatsApp automation workflows that qualify inbound leads before a salesperson spends a minute. A separate flow per product line, routing logic from entry trigger through to sales notification. The team builds these in the session, not afterwards.

04

Spotting the commercial opportunity in the pipeline

Teaching the team to recognise when an inbound enquiry is a corporate or B2B opportunity rather than an individual customer, and to route it to the right pipeline. Paid channels routinely surface higher-value opportunities than the campaign was built for; most organisations miss them entirely.

05

Capacity and sustainability calibration

Diagnosing whether lead volume matches what the team can actually work, and calibrating daily budgets to a sustainable pace. Turning campaigns off to cope with volume kills the pipeline that fills future intakes — the fix is calibration plus automation.

06

Attribution reporting — built by each participant

Every team member builds their own report running spend → leads → CPL → conversions → revenue, plus a cross-platform view putting Meta and TikTok side by side: which platform, which offer, which budget.

07

Full SOP handover

Written, walkthrough-tested SOPs for Meta campaign setup, creative refresh and performance review; the same framework applied to TikTok; managing and troubleshooting the automation flows; and the lead handoff process from qualified-lead notification through first call to CRM update.

08

Capstone

Each participant presents their own campaign data in impact-report format. The engagement ends with the team demonstrating the capability — not being told they have it.

The outcome

What your team can do afterwards, unaided.

CapabilityWhat it looks like in practice
Read campaign performance dataOpen Meta or TikTok Ads Manager and locate CPL, reach and conversation volume without guidance

Typical engagementFrom KES 250,000

Scoped per organisation, based on team size, duration and the systems being built. Six to eight weeks. The discovery call is where it gets scoped.

Questions I get asked

Before you message me.

Is this a training course?

Not in the lecture sense. I build the commercial engine with the team — campaigns, qualification automation, sales handover, reporting — while training them to run every part of it. They leave having built it, not having watched it.

How many people should attend?

Built around a core team; four or more participants is the usual scoping. Fewer than four is usually better served by the Growth Strategy Day, which you can also bring your two or three people to for KES 10,000 each.

What does it cost?

From KES 250,000, scoped per organisation according to team size, duration and what’s being built. The discovery call is where it gets scoped.

Do we each get our own reporting?

Yes. Every participant builds their own attribution report and presents their campaign data in impact-report format as the capstone.

Our campaigns generate more leads than the team can handle. Is that a fit?

That’s one of the clearest signals of fit. The instinct is to switch campaigns off, which kills the pipeline that fills future intakes. The answer is calibrating budget to a sustainable pace and putting automation in front of the sales team so they only work qualified leads.

What automation do you build?

WhatsApp lead qualification workflows, with a separate flow per product or programme line. They qualify inbound leads on budget, timeline and intent before a salesperson spends time on them, then route the qualified ones to the right person with full context.

Can it be run remotely?

It’s designed as in-person working sessions. Ask and I’ll advise on what’s possible for your situation.

Do you work outside Nairobi?

Acquire & Close travels. Tell me where you are.

Tell me what your team sells.

What you sell, who does the selling, how many would be in the room, and whether anyone can currently tell you what a lead costs. That’s enough for me to scope it.

Home / Service C

Stop running ads in isolation. Spend one full day building the system that turns them into revenue.

A full-day intensive — on your own, or with your team in the room — where I rebuild how your business acquires customers and converts them. Paid ads, digital strategy and revenue strategy in a single session. Not generic advice: decisions and a plan built around your specific business. KES 70,000 covers the day for one person; bring anyone else on your team for KES 10,000 a head.

One day, one business, one plan

The problem it solves

You’re running ads, posting content and chasing leads. None of it is connected.

The ads aren’t sequenced with the content. Leads that come in have no clear path to becoming revenue. And nobody on the team knows what to actually do each day to hit the number they’re chasing.

The answer isn’t more tactics — it’s making the pieces work as one system. That takes a day, not a phone call.

Clients who have implemented this approach have doubled their revenue in under 60 days — not from more ad spend, but from finally connecting acquisition to a real revenue system. That’s a past client result, not a promise about your business.

The day

Three blocks. Three distinct bodies of work.

Block 01

Paid Ads

  • Campaign structure — setting the ad account up correctly
  • Targeting — finding and speaking to the ideal customer
  • Budgeting — allocating spend so it works, not just moves
  • Creative strategy — what actually makes people stop and act
  • Reading the data — knowing what’s working before a shilling is wasted
  • A live walkthrough setting up a real campaign
Block 02

Digital Strategy

  • Mapping what your funnel should actually look like, end to end
  • Sequencing content and ads so they build on each other instead of competing for attention
  • Where each channel’s job starts and stops
Block 03

Revenue Strategy

  • Pipeline management — what happens to a lead from first interest to payment
  • Reverse-engineering the revenue goal into the specific daily actions your team can take to close the gap
  • A working plan you can hand your team on Monday morning

Why a whole day?

Those are three distinct bodies of work and each needs its own depth, not a rushed pass. A full day gives the pacing to build the plan block by block, and the follow-through to make it usable the moment you walk out.

Who it’s for

SME owners, founders and operators running ads, posting content and chasing leads without any of it connecting to a revenue number. Come on your own, or bring the people who will actually execute the plan — the marketer, the salesperson, the operations lead — for KES 10,000 each. You don’t need to already be running ads; the day suits people already spending and people about to start.

Included with every session

Lifetime access to my full Meta Ads course

Worth KES 10,000 — the self-paced version of the ads block. Use it to revisit anything you’re unsure about, to onboard a social media manager or team member later, and as a permanent reference as the business grows.

Bringing your team

KES 70,000 is the base rate for one person. Every additional person in the room is KES 10,000. If the people who will run the plan are in the room while it’s being built, nothing gets lost in translation on Monday.

What you leave with

A live campaign, running in your own account against your own objectives — plus a plan you can hand your team on Monday.

Questions I get asked

Before you book.

What does it cost?

KES 70,000 is the base rate — that’s the full day for one person, plus lifetime access to the Meta Ads course. Each additional person you bring is KES 10,000. If you want me to come to you rather than meeting at Arbor House, add KES 5,000 for travel.

Do I need to be running ads already?

No. It suits people already spending and people about to start.

Will we set up a real campaign?

Yes — a live campaign build is part of the paid ads block, in your own account against your own objectives.

Couldn’t this be a few hours?

Paid ads, digital strategy and revenue strategy are three distinct bodies of work. A full day is what makes the plan usable the moment you walk out instead of something you assemble later.

Can I bring my team?

Yes — the day works one-on-one or with your team in the room. KES 70,000 is the base rate for one person and every additional person is KES 10,000. Bringing the people who will actually run the plan is usually the better choice. If what you need is several weeks of building the system with a larger team rather than a single day, ask me about Acquire & Close instead.

Does this actually work?

Clients who have implemented this approach have doubled their revenue in under 60 days — not from more ad spend, but from connecting acquisition to a real revenue system.

I just want to learn ads and I have no budget yet.

Then this is where you start. I’m honest about this one: I don’t take on done-for-you work without an ad budget, because you can’t hit a revenue target on organic — it’s too slow and too unpredictable. The Strategy Day is the day you build the acquisition and revenue system, so the first budget you do deploy actually works.

How do I book?

Use the booking link below, share a few dates that work for you, and the session goes on the calendar.

One day. Then you know where your next sale comes from.

KES 70,000 for the day, plus KES 10,000 for anyone else you bring. At Arbor House in Nairobi, or at your place for an extra KES 5,000. Lifetime course access included.

Home / About

I’m in ad accounts every day. That’s why the systems survive contact with the market.

I’m Vanessa Wanjiku — founder of Videogram Kenya. For the past seven years I’ve built high-performing campaigns for growth-focused businesses across Kenya, and behind the scenes I’ve contributed to engineering the marketing strategies of some of the country’s biggest brands.

Nairobi · Founder, Videogram Kenya

I’m not a consultant who hands you a deck and disappears. I’m in ad accounts every day, running live campaigns for real businesses on real budgets — which is why the systems I build survive contact with the market.

Every company I sit down with can tell me, to the shilling, what they spent last quarter. Almost none can tell me what it brought back. I rebuild that chain end to end — demand, qualification, handover, measurement — then train the team to run it and document it so it survives whoever leaves.

What I refuse to do

I don’t take on work without an advertising budget. Organic growth is slow and unpredictable, and you cannot hit a revenue target on unpredictable. A demand generation engine has to be predictable and scalable, and that requires spend, deliberately deployed. If you have no ad budget and no intention of building one, say so — I’ll point you to the Growth Strategy Day rather than sell you something that won’t work.

What makes this different from an agency

Agencies build dependency. I build capability and transfer it. Every engagement ends with your team owning the system, the documentation and the dashboard. The promise isn’t “stay with me forever” — it’s “I’ll make myself unnecessary.”

Positioning

Why people choose this over another agency.

Not lead generation — acquisition infrastructure

Most providers sell ads management. I build the customer acquisition system: demand generation, qualification, sales handover and pipeline visibility.

Qualified site visits, not vanity metrics

The site visit sits far closer to revenue than a lead does. That’s the number the system is built to move.

Your team owns the system

SOPs, manuals, sales training and post-exit support exist for one reason: to transfer the capability.

WhatsApp-first qualification

No complicated forms. Prospects move into a WhatsApp workflow that establishes budget, timeline, unit and intent before sales gets involved. Built for how East Africa actually buys.

Revenue visibility end to end

Not “we generated 427 leads,” but enquiry → qualified → site visit → sale. It moves the conversation from marketing performance to business performance.

Build → Run → Transfer

Months 1–3: I build and operate it while your team shadows, learns and documents. Month 4: ownership transfers. After: the team runs it independently with post-exit support.

Send me a message. I’ll tell you straight.

Which of the three fits, or that none of them do today. Either answer is more useful than a proposal you didn’t need.
